Why selling your home on your own might not be the best idea.
We all know that this is a hot seller’s market, so why would you need a listing agent? You can absolutely sell your own home, but you might run into a few problems. The National Association of Realtors polled homeowners who sold their own homes, and those sellers found a few things difficult.
One of those things was how to prepare the home to sell. The contract to sell your home is 11 pages long, and these sellers did not know how to write it to their advantage. They also had trouble understanding title, sewer, inspections, and closing dates. Many found that these dates all ran together. On top of that, they weren’t sure how to price and market their home effectively.
One of the big issues was managing appointments. When you list your home, people want to see it, and for these sellers, there was no one to handle these appointments. They dealt with multiple showings, conversations, buyer’s agents, and offers.
“Our market is doing wonderfully.”
Many of these homeowners also did not realize they would have to negotiate these offers with buyer’s agents who know the contract. Those agents are looking out for the buyer’s best interests, so many sellers found these negotiations difficult.
A lot of the sellers did not understand that the highest price is not always the best offer. Terms play a huge role in offers. Our team is working on a purchase where the homeowner is selling their own home, and our client is getting a steal. The home is going for $30,000 to $50,000 less than what it could have sold for if the seller had a proper strategy.
A real estate agent excels at helping you get the most out of this market. We get it; we love saving money, but here are a few stats to chew on. 11% of homeowners sell their own homes, and they sell for 26% less on average than those that work with a Realtor.
No one wants to leave money on the table. We’re here to help you get the most out of this market. Give us a call and see what we can do for you. We’d love to help.
